What's included in a home inspections?

We will meet with you and your Real Estate Agent at the address being inspected. From there, we will meticulously inspect all the systems of the house including the roof, electrical, HVAC, plumbing, and the structure of the home. Once the inspection is complete, we will walk you through our findings. After the inspection, we will email you a detailed report of the inspection including photos and any defects that need tending to.

What items do you inspect?

  • Ventilation Inspection
  • Roof inspection
  • Flashing Inspection
  • Gutter inspection
  • Crawlspace Inspection
  • Foundation Inspection
  • Grading Inspection
  • Siding and Trim Inspection
  • Doors & Window Inspection
  • Ceilings, Walls, & Floors Inspections
  • Fireplace and Chimney Inspection
  • Electrical Inspection
  • Water Heater, Furnace, and A/C Unit Inspection
  • Plumbing Inspection

Do I need to be at the home inspection?

Although it is not required, we recommend you or someone that you trust to represent you is present. It is much easier to understand our findings when there in person. We also require your real estate agent is present during the home inspection.

What if the inspection reveals an issue with the house?

Then we've done our job. Inspectors work for the person buying the house, not the Real Estate Agent. Our job is to evaluate the home and report our findings good or bad.

Can the inspection report be used in our favor?

In some cases, yes. The inspection report can be used as a bargaining tool to have issues re-mediated  by the seller of the home, prior to completing the purchase.

What areas do you serve?

We serve all of South East Michigan primarily Macomb County and Oakland County. If you have a need, we will do our best to travel outside of these service areas.
